A home inspection will be an unwanted cloud on your contract offer. Maybe suggest buying a home warranty instead.
A Home inspection is not a punch list requiring seller to fix. All homes are sold as is.
If buyer chooses a home inspection and he finds an electrical spark in fuse box or leaky toilet, those little things you will write in a Release of Home Inspection contingency form that it is released upon the seller repairing or replacing the following items.
As the agent, you have a certain number of days to get it ordered and write up a “home inspection contingency removal” addendum with the small things you want the seller to fix.
Agent danger: If the deadline comes and goes ( which includes weekend days) then you have not done your job and your client just lost his home inspection because of you.
An agent from another Brokerage had this happen. The client was furious, went nuts against the agent on social media and reported him to DPOR for disciplinary action.
