National Agents: Contract forms sometimes ask how many days? Here we go:
How many days does the buyer have to review HOA/ Condo documents? 3 days.
As listing agent, have the seller order those documents to be emailed to you asap.
How many days for a financing contingency? 21 days
How many days for an appraisal contingency? 21 days
How many days on home inspection addendum?
The Home inspection should take place within 7 days of contract ratification.
Then the buyer has 2 days to provide items the buyer wants the seller to repair or replace
Then the buyer has 2 days to provide items the buyer wants the seller to repair or replace
Then the seller has 2 days to decide yes/ no or something in between.
Then the buyer has 2 days to decide if there is agreement.
Then if nothing is agreed to, the contract becomes void.
So the days are 7 – 2 – 2- 2- 2.
How many days to conduct the home inspection?
Seven…. If you as agent do not get it ordered your client forfeits getting the home inspection. So don’t forget to get it ordered. See www.nat22.com for preferred vendors.
