When searching the MLS search Year Built : 0
Internet

Developer:
The most important thing to do when selling New Homes is to be present with your client on the first visit or you will not get a commission.
For new homes, all you have to do is be present. They sell, answer questions and write the contract. You just review and nod.
In Virginia, all new homes have a 100% warranty on even a loose door knob for a year.
If you can not go with your client, call the Sales Office and see if you can register your buyer’s name as your client.
Call new homes sales rep prior to establish commission amount:
How much is the coop? (cooperating Broker commission) New Homes do not negotiate the sales prices or commission, but it’s still good to know.
Is the commission percentage based on sales price or with the add ons? Any free things for buyers? ie. free finished basement
( A prior visit registering your client’s name and getting brochures, shows professionalism.)
Buyer agent does not write the contract or do anything other than be the buyer’s representative in looking over contract paperwork and advising. So sweet.
