Open House Strategy
Success depends on confidence in yourself, professionalism, by asking questions
and friendliness with a smile. An Open House is an attempt to sell the subject
property. However, if the buyers don’t like the subject, it gives you an
opportunity to capture a lead.
Make a simple sign in sheet, which should have
1) Name
2) Email
3) Phone
4) Working with an agent?
If they don’t have an agent then after they look at the house, get their opinion
of it. Then state:
“I have this computerized program in my office (the MLS) where it will email you
automatically everyday any new houses that come on the market that match
your criteria. What are 3 things in your new home you would have to have to
buy it? What area? What price range?
That’s it. If they give you the info, you have a client and their contact is on the
sign in sheet.
Pre – Open House activity- Advertising
1) Order Open House signs: Obviously if you don’t have signs, you can’t do
an Open House. You need personalized directional signs with your name,
cell phone and picture. The more you have the better odds.
2) Go to www.nat22.com and order cheap signs. Buy 4 “Open Sunday 1-
4pm.” and 4 “For Sale” directionals.
3) Optional: At Noon have a VIP hour for the neighbors: A few days early or
Saturday go door to door with fliers to the neighbors’ doors inviting them
to a Special VIP Neighborhood Hour…with soft drinks, coffee and snacks
4) Put an announcement on www.brightmls.com
5) Find a local paper to advertise the Open House.
6) Post on social media sites.
7) Distribute fliers to nearby neighborhoods that are under your list price.
8) Distribute fliers to nearby Real Estate offices and National Realty.
9) In a blast email to your sphere, let them know about it with other news.
10) Show seller all you are doing.
