Setting up your Open House:
Get to the house early for set up.
1) On the dining room table display:
*Property brochure in stand, with lender’s monthly payment scenario.
*Color for clients / black and white for agents.
*NATIONAL REALTY notebook
*Sales Contract
*Sold rider and your name rider
*Sign in sheet – with Name, Email, phone and do they have an agent
*Then fill in on top line a fake name, which will show prospects what’s expected.
*If raining, be prepared with rug. Have people take shoes off.
*If house is vacant, bring a chair and book.
Straighten up the house. For instance, dirty clothes and clutter- hide in closet,
shine faucets, look over kitchen issues, turn on all lights and open curtains.
2) Look nice and be sharp! Wear professional National Realty apparel.
Something cool and stylish, not a tie. A stitched NATIONAL REALTY logo
shirt exudes professionalism. ( get it done at Stitching Station at Dulles
Town Center mall)
3) With all customers that enter, create dialogue. Ask questions about how
the home might fit into what they are looking for? Is this pretty much
what you were looking for? What? Where? Who? Why?
4) As mentioned earlier, if they seem like they are not interested in the
house, ask to put them they in your special computerized daily email
search program. “All my clients love it and its free. All I need are the 3
things you must have in a house and every morning my computer will
email you matches. If you like one, I can open the door for you.”
5) After the Open, make notes about reactions.
6) When leaving, turn off lights and put house back the way you found it. Be
sure to lock back door, if you opened it. Pick up all signs. Watch not to
get hit by a car.
7) When you get home look on Bright MLS for another home for one of your
sign ins. Call all that visited with their thoughts and if you could represent
them in their search for a home.
8) Give feedback to your seller.
