Listing a house for sale

When meeting with the seller to list a home for sale, be exactly on time and smile at the front door. Build repoire and friendship. Ask for a tour and compliment how nice it is. Never criticize or make a suggestion to clean up.
 
Prior to meeting:  
On the phone ask questions:
When do you need to sell by?
Where will you be moving to? Do you have a Realtor there?  Oh, you don’t?  Let me get you a good one. 
Do you have an idea of the price you want for your home?
Sounds good. When can we get together. Would tomorrow morning be good or the following day in the afternoon. ( or any times you choose. )  This is the “either  / or” close. When they answer, at least you got a meeting.
 
To  Prepare for the meeting: 
1) Pull up the tax records on the subject Hit “Search” then scroll to the right for Public Records
2) Compare your subject with the nearby For Sales and Solds. (CMA)  Print this out for showing to your client so you can together set the price. If you had time, it would be nice to say I previewed the other house down the street for sale and your house is much better. Then suggest we price ours under their list price. That way buyers see a deal and we get multipole contract offers up and over the list price.
3) Fill out a listing agreement but leave “Sales Price” blank. As I said, I like setting the price a bit under where it should be to get a bidding war.  
 
Initial each page of the listing agreement and sign last page. Have the property disclosure form also ready for seller to sign that states seller is selling as is.
 
Once signed, do not stick around. Tell them you have another appointment and will be in touch.

Now what? Download into Case Processing Sheets for Paul to sign. Then return a copy to your seller. 
 
When entering data for your new listing into the MLS you will go to www.brightmls.com and click “Listings” and under it “Add listings“. 
 
Start with a Coming Soon Status to spark anticipation.    
Red blanks required, grey blanks if you want.  
The side of some blanks have a drop down arrow. See if any applies.
 
Most data input info is found on tax records or past sales of subject. Otherwise ask the seller, especially on Condo or HOA dues accuracy.
 
Some other most important: 
Make 8 brochures to put in the house for buyers. ( Go to another listing and preview it. See how others do it.) I like page 1: Welcome to. 101 Main St. My cell and picture, next page Bullet points of great features of the house. Next page MLS print out. Next page great pictures, next page property disclosure copy signed by your seller. 
 
In data input under “documents” upload the sellers signed Property Disclosure.

Under showing requirements: 
Click “schedule online” and “lockbox SentriLock”.
 
“Remarks” are what buyers read. It has to be exciting with adjectives.
Agent Remarks:  Only the buyer agent sees this for where to park or other info.
 
Under Photos:
Click “lister will upload all”.
Use your camera and upload only about 8 of the very best. ( no hallways, dark rooms, toilets etc.)
Once decided: save to your computer, then “upload photos”.
 
Room measurements:
You can check previous Sold listings for subject property or use a measuring device.
