Home Inspection – Buyer Side 2022

If your buyer wants a home inspection, you would use the Home Inspection and Radon Contingency addendum.

All homes will have some things broken or out of date. An inspection is not a punch list requiring sellers to repair everything, because homes are sold “as is.” Make this clear to your buyer.

Home Inspection and Radon addendum:

#1  Gives the time period to get the inspection done. ( 7 days)  If you forget to get this scheduled and completed in that time frame, your buyer loses that opportunity and may take legal action against you.
Call inspector Jarrett Zeigler 571-233-4798. You arrange for the seller to be gone and meet your buyer and inspector at the house to open the door. Buyer should bring a checkbook to pay the fee upon completion.

Your buyer must choose between initialing next to Paragraph #2 or Paragraph #3. (Do not choose both.)

# 2:  Option for buyer to ask for repairs or Void.

# 3:  Option to Void only. ( inspection for information purposes only)

Negotiation and Buyers Election number of days is 2.

If Radon is being done, the days are 7 to get it done and 2 days for the other blanks following.

Removal of Home Inspection addendum:

If Option 2 was chosen and the buyer wants items repaired by seller, you would write,” Seller to repair/ replace the following items: (For example)
1) Screen door tear
2) Bathroom toilet leaking
3) Electric sparks coming from the fuse box.

Seller might cross out what they will not do and return it to you for negotiation.)

If Option 3 was chosen, the parties sign and it’s removed.
