Agent Responsibilities 2022

As an agent you have responsibility. When in doubt, ask us. 
 
An agent in North Carolina was trying to get her VA license. But her client reported her to the Commission for mistakes. Now that agent’s license has been revoked forever including in other states. 
 
What did she do wrong?
1) Acted as a Dual agent when not authorized in listing agreement.
2) Advertised real property for sale without a fully executed listing agreement.
3) Failure to return to seller a fully ratified listing agreement with Broker signature. 
4) Failure to ensure the EMD was deposited into buyer Brokers escrow.
5) Failure to notify the commission of her updated contact info.
6) Failure to timely communicate with the other agent.
7) Required “cash only” offer without seller’s consent.
8) Failure to provide the ratified listing agreement to commission pursuant to court order.
9) Failure to communicate with the commission staff during the investigation.
10 Misrepresented she was represented by an Attorney when she was not.  
10) Failure to provide Broker with documents. (Case processing sheets)
 
Coming Soon violations:
1) When you list a house take the front elevation picture before the sign post goes in the ground. No Brokerage sign can be in the picture.  $250 fine.
2) When listed as Coming Soon, do not put a lockbox on the door and do not show it until after it goes active.  $250 fine.
Check your license status at the top of www.nat22.com.  Mark the date of expiration on your calendar to do Continuing Ed and pay the fee. If it expires, you can not practice Real Estate or its called doing Real Estate without a license.
