You found a tenant prospect, now what?

Build synergy. Ask questions. What price range?
TH or Condo? What area? Where do they work?

1)    Similar to a sale, you need the “Exclusive Right to Represent Tenant” form signed. You will be asking the landlord to pay your commission, but you represent the tenant. After they sign, submit it in case processing sheets to have Paul sign and give a copy to your client.

2)    Go to www.nat22.com and fill out a case processing sheet online and hit submit.

3)    Search for homes on the MLS and email a few possibilities.

4)    Follow showing instructions and show 2 or 3, never more than 5.

When you decide on a house, you must move fast or you can lose it. (you might even call the listing agent to be sure it’s still available.)

Call the listing agent to see if there are any other offers and ask what the credit check and commission will be?

What you need to make a rental offer:

1)    A check for one month’s rent amount payable to Listing Brokerage.

2)    Another check (nonrefundable) for each applicant getting a credit check. This is called the processing fee. (PF). Each Brokerage sets their own PF fee amount in listing.

3)    Make copies and drive the application and the 2 checks to the listing agent’s office.

If not approved, the one-month check will be returned, but not the credit check fee.

If approved, tenants can start planning their move: start packing, utilities put in their name on the first date of occupancy etc.  The listing agent will deposit the one month check provided earlier by the tenant. The lease is prepared by the listing agent and upon ratification will require another one month rent amount payable to Landlord.

Where is the processing fee amount found? At the bottom of the listing, the PF may reflect the amount as 50 or $50 per applicant qualifying. (payable to listing Brokerage nonrefundable)
