NAR commission rules

As we know, the NAR ruling has changed the commission part of the Buyer Representation agreement and the Sales Contract offer.
 
Buyer Representation Agreement
Before you show your buyer a home or provide advice about a specific property, you are REQUIRED by DPOR to have your buyer sign the Buyer Representation Agreement.  (This is very important!)  In your Buyer agreement, it will state that the Buyer will pay the Buyer Broker commission unless the seller pays any or all of it.
 
The Sales Contract Offer
The first page of the contract offer on line 6E includes the amount that seller will pay toward the buyer’s broker commission.  The buyer may request the seller to pay the full amount so the buyer does not owe a commission.  If you request the seller to pay less than the buyer broker commission, you may amend the buyer agreement to equal that amount (so the buyer still does not owe a commission.)
 
Procedure: 
Submit the Buyer Broker agreement to Broker Paul Hartke for his signature using Remine (easiest and preferred) or with the case processing form found on nat22.com or email. When you get it back from Paul, give a copy to your client.
