Commission Policy
Upon seller or buyer signature on Listing or Buyer Agreements, you need to submit it into case processing sheets. Keep your Brokers informed. It’s DPOR law and you can not be paid a commission if not done. Ask us in advance if you have any questions.
Listing Agreement:
“Listing Agreement” commission policy is 3% but you can cut it to 2.5% for your seller. If you go below 2.5%, that portion is deducted from the agent split rather than the company.
“Additional Listing Compensation for Unrepresented Buyer” should be the same amount as the listing side commission above.
Compensation to Buyer Broker (in Listing Addendum)- Use this optional form so you can tell the buyer agent what seller is willing to contribute to buyer broker commission. Our policy is 2.5% which is reasonable but the seller makes the final decision. (Buyer writes the contract so it is still negotiable.)
Buyer Agreement:
The buyer agreement should have 2.5% or 3% for buyer broker compensation. That amount can then be entered in the contract offer for the seller to pay that commission. (It is still negotiable in the sales contract.) If the buyer commission is below 2.5%, that portion is deducted from the agent split rather than the company.
Client and Broker Paul Hartke must sign agreements per DPOR and in order to receive a commission. Provide a copy to the client.
