National Agents: Rules of the road.
On Buyer side:
You can not go inside a “Coming Soon” home. However you can still write an offer for your buyer sight unseen.
On the Listing side:
* If the home is being renovated, give photos to:
www.VirtualStagingSolutions.
* In data input you can not have the National Realty sign post visible.
* Coming soon can go no longer than 21 days.
* If you want to show it to someone inside, change it in MLS to “active”
* Once it goes active, it can not go back to “coming soon”
* After you get the outdoor picture without our National Realty sign, you can then put up our National Realty sign post with the Coming Soon rider which can be purchased at NVAR in Fairfax or Herndon.
* When your listing status changes to contract or closed, you must change it in the MLS within 2 calendar days to avoid a fine.
* You can not use previous pictures of the subject house without permission from that listing agent. So take your own pictures.
* If the home is vacant, I recommend $75 per photo virtual staging. dennis@
