Of course a buyer can always hire a pest company annual or biennial service contract for about $600 per year. A house should be inspected every one or two years.
If the buyer pays for the inspection, any treatment required would still be paid by the seller. A Veteran buyer is not allowed to pay for a pest inspection. It would have to be paid by the seller.
What is a WDI? As a Realtor the WDI is lingo for Pest inspection. It stands for Wood Destroying Insects. This is to clarify that the pest inspection is only looking for Wood Destroying Insects. For instance, this is not a moth inspection.
Even if a stick within 6 feet of the house is found to have termites, the entire house has to be treated.
The pest company invoice needs to be sent to the settlement company with a note on who is paying, seller or buyer. The Buyers agent is in charge of the process. (Sales Contract paragraph 17)
