You have a new buyer. What now? Here is a short checklist:
Be excited for the buyer and ask questions and take notes.
What are 3 things you want in a house in order to buy it?
Number of bedrooms and baths?
Condo, Townhouse or Single Family?
What area?
What is their time frame to buy?
What price range? Oh you don’t know? I will have loan officer Andy call you.
Get their email and tell them you will email them properties to look over.
(Do not press for a Buyer agreement yet unless it’s comfortable.)
Call Andy and have him qualify your client and call you back with how high in price to search. Have Andy call you back with their top $ amount of qualification.
Go to MLS and search the price range and area.
Email the client the gallery format of only about 8 homes you think are best.
When they find a house they want to go see, go to MLS agent full format on the subject and scroll to showing instructions to schedule an appointment.
Practice opening a lockbox to be sure your Sentri lock app works.
Go see the house and if they like it the best offer would be full price. Or full price with a seller subsidy where the seller pays the buyer’s closing costs. That amount can be given to you by Andy to fill in on the sales contract.
Write the contract, start working on the contingencies and go to settlement.
