Know the basics on New Homes:
When showing new homes, it would be smart if you drove to the ones in the area of potential, get their brochure and commission amount, register your client and really take hold of the situation. Provide your client with brochures, drive them to the site and let their sales people take it from there.
1) How do you find them? When searching for new homes on the MLS, put the year built as zero. But they may not list them all.
In addition, use the free New Home Directory Books now in our National Realty mail room or go to www.newhomesguide.com and search online.
2) Most pay commission… some don’t. Brokers Welcome means they do pay.
* Sort out your potential developments ( not too many) and call them.
* Identify yourself as an agent and ask if they Co-Broke. ( cooperate with Brokers )
* Confirm their CS. ( Commission Split)
* Is CS based on base price or base plus extras?
* What is their procedure to register a client?
* What do they have available now or what is coming soon?
* What are their hours if you are bringing a client?
* Have your client bring a check, just in case.
* Deposit will be held by the New Homes company, not National Realty.
3) One thing for sure, do not just send your client to the New Home Development without confirming if you have to be with them. Typically if you are not with them on their first visit, you are out.
4) The New Homes Agent will takes care of everything: Selling their product, giving info, showing available homes and writing the contract. You watch, review what your client is signing and give assurances.
