Congratulations to our agent Chi Castillo who just SOLD a New Home!
How do you do that?
Have your Buyer agreement signed before touring the new homes.
On all new homes there is a one year warranty on everything for a year. Even a loose door knob.
Never send your client to a new homes community without you, because you will not be getting a commission.
Two ways to search for New Homes:
https://www.newhomesguide.com/
https://www.brightmls.com/#/home Age: 0 or 0-
If possible go to the new homes you are considering, prior to bringing your client so you have brochures and know your commission ( coop). Some pay commission… some don’t. Ask what is your commission for Realtors? What are your hours of operation? Or call and register client name.
At the New Homes Center without your client:
Introduce yourself as an agent.
Get brochures and ask questions.
What’s available now and coming soon?
Is commission based on base or total Sales Price?
Are there any incentives for the buyer if he uses your lender and settlement company?
Register yourself as the agent and your client’s name. In person or on the phone.
Have your client bring a blank check just in case.
Deposit will be payable to and held by the New Homes company, not National Realty.
The New Homes Agent will take care of everything:
Giving info, showing and writing the contract.
As the agent what do I do?
You watch, review what your client is signing and give assurances.
After your client signs the contract and pays EMD, you are finished.
Congratulate your buyer. Fill in a case processing sheet and take the rest of the day off.
