As a Virginia agent, you can even get paid commission for a sale in any State in the country. It’s called a Broker to Broker referral.
Here is an example:
You have a buyer who wants to buy in Orange County California.
Search www. realtor.com for agents and look for one in that area.
Choose an agent who matches and mirrors your client.
Call the agent saying “I am an agent with National Realty from Northern Virginia. I saw your profile on Realtor.com and was impressed.
I have a buyer referral lead and would like to know if you would pay a 25% referral fee?”
(They always say yes.)
You reply, “Excellent. I will email you the details along with the referral form to be signed by your Broker.”
Call or email your client and tell them to “listen for their Orange County Real Estate Agent – Realtor X. He will start providing you homes that fit your criteria and preliminary moving plans for you. “
Email the agent your client’s name, number, email, lender situation and home search criteria. You do not need to wait for the referral form to be signed. ( It will, so do not worry about providing your client’s info immediately.)

Click referral agreement
Print it, fill it out with a pen and attach to the email you are sending to the other agent.
Don’t worry about our Broker signing yet. We sign after they do and return to them as a ratified referral agreement.
Continue to keep in touch with the other agent for any questions and to see if they are following up with your client. If it goes to settlement, you need to follow up to be sure they don’t forget to send the referral commission.
