When listing a “Coming Soon” house, you must first have it in the MLS under “Coming Soon” status BEFORE you put a Coming Soon rider on the signpost. ( Or MLS Penalty without warning is $250.)
On “Coming Soon” status homes, no Realtor may show it and you should not have a lockbox on the door yet. ( Yes, they can submit an offer without seeing it.)
On data input for your listing, you start with “Coming Soon” status and an expected “on Market date”. Upon going “Active” it can not be reverted to Coming Soon. So be sure its clear when going “Active.”
When taking a front elevation picture of your listing for your MLS data input of pictures, you CANNOT have the National Realty Post sign showing. (Or MLS Penalty.)
When the listing status changed due to a ratified contract or settlement, you must change the status. ( Or MLS Penalty)
When you have a listing agreement, ratified sales contract, lease or buyer agreement, you are required by DPOR to inform your Broker. To do this, upload documents into Case Processing sheets found on www.nat22.com.
If you have a listing you need:
1) a listing agreement
2) a rider sign with your name and number
3) directional signs with your name and number
4) A lockbox for the front door.
5) Make a brochure about the house for buyers visiting.
