Listing Checklist

Listing Checklist:
Make an appointment. Do not discuss commission etc. on the phone.  State you need to see the home first.  When meeting with the seller to list the property be exactly on time and smile.  
 Tour home and never criticize a thing. Complement and find common denominator items. 
 
Prior to meeting:  
 
1) Pull up the tax records on the subject. Hit “Search, “scroll right for Public Records. Print that out.  
2) Now hit Search Residential, scroll down and put in address and check box for closed ( erase the time period. You want for all time.) Now you might have some more particulars about the subject.  
3) Compare your subject with the nearby For Sales and Solds. (CMA)  Print this out for showing to your client so you can together set the price.
4)Maybe use lockbox and preview another for sale in the community so you have an idea of the competition. 
5) Fill out a listing agreement but leave “Sales Price” blank. I like setting the price a bit under where it should be to get a bidding war.  
 
You did it! Signed listing agreement. Now what? Download into Case Processing Sheets for Paul to sign. Then return a copy to your seller. 
 
When entering data for your new listing into the MLS you will go to www.brightmls.com and click “Listings” and under it “Add listings”. 
 
Start with a Coming Soon Status to spark anticipation.    
Red blanks required, grey blanks if you want.  
The side of some blanks have a drop down arrow. See if any applies.
 
Most data input info is found on tax records or past sales of subject. Otherwise ask the seller, especially on Condo or HOA dues accuracy.
 
Some other most important: 
 
Under “documents” upload the following:
1) Property Disclosure
2) Optional information form (This will  help the other agent fill out sales contract.) Upload it into documents tab along with 
3) Brochure for buyers visiting
4) Lead Disclosure (if before 1978)  
5) Any floorplans and helpful seller provided info
 
Under showing requirements: 
Click “schedule online” and “lockbox SentriLock”.
 
“Remarks” are the most important. This is what all agents read. It has to be exciting and Grand with adjectives.
 
Under Photos:
Click “lister will upload all”.
Use your camera and upload only about 8 of the very best. ( no hallways, dark rooms, toilets etc.)
Once decided: save to your computer, then “upload photos”.
 
Room measurements:
You can check previous Sold listings for subject property or use a measuring device. 
 
Put lockbox on front door.
Order signpost put up at www.nat22.com if permissible.
