        Listing Checklist for Rentals

1)   Pull up tax record on subject house from www.brightmls.com

2)   Search past MLS activity for the subject house.

3)   Pull up “active’ and  “rented” homes in that subdivision to determine a good rental list price. Price it below comps to get fast rental.

4)   If there is a home for rent nearby, go preview them to see how they look compared to the subject.

5)   Pull up Exclusive Right to Lease form from National Realty packages found in docs+. Owner to initial each page along w/ signature.

6)   Submit to National Realty a Case Processing Sheet on www.nat22.com

7)  Submit signed listing agreement in case processing sheet so Paul Hartke can sign and return to you to give you your client.

8)   Buy directional signs thru the office. ( optional )

9)   Enter exciting remarks, not just 3 bdrm close to shopping

10)Use only the best pictures to encourage an in person visit.

11)Use Showing Time for showing access

12)If allowed: Order Sign Post up thru www.nat22.com

13)Register lockbox thru Sentri-lock with the subject’s address

14)Put lock box on front door with key inside

15)House should be as clean as possible

16)Make a flier about the house for buyers to pick up.

17)Email your sphere a link to your listing with the question “do you know anyone looking to rent a great house?”

18)Be excited about your listing to everyone you meet. Your sphere of influence thru email with link / PTA / Soccer/ Groups.

19)Ask people if they know anyone looking for a nice home you just listed? This has two purposes: 1) Rents the house. 2) Reminds people that you are an agent for other

20)In data entry, Commission is equal to one month’s rent.  Tenant Brokerage fee is equal to 25% of one month’s rent.

21)Utilities are paid by the tenant. HomeOwners Association and taxes are paid by the landlord.

22)When an application to rent comes in, it will be for one month’s rent amount as a deposit held by Listing Brokerage escrow. In addition, another check for $50 for credit check fee per applicant.

23)If the application is not approved, only the deposit is refunded.

24)When lease is signed another one month rent payable to landlord. Escrow released – 75% to Listing Brokerage and 25% to tenant Brokerage.
