A few days before settlement

It’s a few days before settlement. What are the agent’s duties?
* Be in control.
* Follow up
* Manage the details.
 * Keep your buyer informed.
 
1) Schedule a time, location and date for settlement. MBH Settlements has multiple locations even at the National Realty office. MBH will email you an online questionnaire from Qualia for the details of the case. They use that info for the ATLA which you will receive and need to review.
2) Get utilities information from the listing agent and give it to the buyer to put in the buyer’s name effective date of settlement. 
3) Set up a walk thru a few days before settlement. This is a casual look over to be sure the house is in substantially the same condition. ie: they did not remove the refrigerator or pull up the wall to wall carpet.
4) Take the house key from the lockbox with you at walk thru and give it to your buyer at settlement. Let the listing agent know you are doing this.
5) Remind your buyer to bring an ID and one personal check, just in case. 
6) Will your buyer be bringing a cashier’s check or doing a wire transfer? Work this out with the settlement company and your client. 
7) Buy a bottle of wine or another settlement gift for your client.
8) Send a special gift to your client every holiday such as a box of Florida oranges or Georgia nuts. 
9)  Add them to your sphere of influence list to receive your monthly emails of Real Estate in a Minute.
10) Submit a case processing sheet requesting your commission.
