How to stay out of trouble
1) Don’t dodge those hard to take calls. Returning calls is the most important thing you must do. Yes, its tough, but handle it.
2) Don’t be mean or too strong of a fighter for your client. Be nice to the other agent and to your client in all cases. No one gets their way by being a bully. Remember, your reputation in the business is on the line. Show sympathy for their argument and perhaps suggest splitting the difference.
3) Disclosure of Brokerage Relationship: CRITICAL & REQUIRED. No one gets paid without it signed.
4) Voice Mail is full: People hate this and you might be missing a new client call.
5) Dual Agency: National Realty policy does not allow dual agency.
6) Upon ratification of a contract, escrow is to be turned in immediately to National Realty. This must be done properly to guarantee it makes it to the company escrow. This is your responsibility, so take notes on what you did, date it, be sure the check has escrow written on it and property address and your business card, so we know what agent. So don’t just throw it on the front desk. Confirm it was deposited and make a note in your file. If it gets lost, you will be responsible to reimburse the full amount and the company is required to report you to the Board for disciplinary action.
7) Do not make representations about the property, unless you are sure. Always stipulate “as I understand it…..” or have the lender or client give the answer.
8) Using another Realtors lockbox key is not allowed.
9) Follow the show instructions on the MLS when touring. Be sure to lock those doors on departure. In other words, be responsible when dealing with someone else’s property.
10) When you don’t know call and email Keith and Paul and get the answer. Don’t take chances.
