The Sales Contract Offer Checklist:

Never waste time showing even one home, without first getting your client approved for a loan. Ask if they have been qualified by a lender yet. If not, tell them you will have your lender call them. Keep in mind, a ratified contract with a buyer, who cannot afford to go to settlement, is a big disappointment for all.

  • Cover Letter (optional)

It is not required, but a nice cover letter should say a few nice things about your buyer clients. Newlyweds have nice family, love the home, etc. This may lessen the blow of a hard a line offer. A cover letter simply shows you have style and trying to humanize the buyer.

  • Representation Disclosure Agreement– required for all clients.

The representation form is required whether you are a buyer or listing agent. This and other forms are on Zip Forms or found on the company Intranet of www.nat22.com

  • Regional Sales Contract
  • Addendums (if applicable): NVAR Contingencies, Home Inspection.
  • Escrow deposit check made out to National Realty. Just a copy of this is submitted. When it is accepted (ratified) then you turn in the check and all the paperwork with case processing sheet to the office immediately/
  • Lenders letter that says your client is pre-approved for the loan.

After you submit, usually via email, they will either agree or counter offer by crossing off certain things and placing their initial next to the change. This then becomes a counter. Your client may walk away. Or they may counter back by crossing thru the change and initialing. Or they may agree by just initialing the change and move forward to settlement.
