Listing Checklist for Rentals
- Pull up tax record on house from Matrix
- Pull up past “Rented houses” for that address. If you find an old listing it makes data entry easier for you. If not, take note in the house of what Keystone will require when entering into MLS.
- Pull up “active’ and “rented” homes in that subdivision to determine a good rental list price. Price it below comps to get fast rental.
- If there is a home for rent nearby, go preview them to see how they look compared to subject.
- Pull up Exclusive Right to Lease form from Zip forms. Owner to initial each page along w/ signature on last page.
- Fill in Case Processing Sheet on nat22.com
- Attach signed listing agreement to case processing sheet so Paul Hartke can sign and return to you to give you your client.
- Buy directional signs thru the office. ( optional )
- Sign up for Docu-sign to save you drive time.
- Enter exciting remarks, not just 3 bdrm close to shopping
- Use only the best pictures to encourage in person visits.
- Use Showing Time for showing access
- If allowed: Order Sign Post up thru nat22.com
- Register lockbox thru Sentri-lock with the subject’s address
- Put lock box on front door with key inside
- House should be as clean as possible
- Make flier about house for buyers to pick up at house.
MLS print out / Bullet points displaying best features / Two or three good pictures
- Email your sphere a link to your listing with the question “do you know anyone looking to rent a great house?”
- Be excited about your listing to everyone you meet. Your sphere of influence thru email with link / PTA / Soccer/ Groups.
- Ask people if they know anyone looking for a nice home you just listed? This has two purposes: 1) Rents the house. 2) Reminds people that you are an agent for other
- In Keystone data entry, Commission is equal to one month’s and put .25 or 25% for tenant side rep. ( The balance of 75% will be the National Realty side of the commission)
- Utilities are paid by tenant. Home Owners Association and Taxes are paid by landlord.
- When application to rent comes in to you, it will have one month rent amount as deposit held in Listing Company escrow. When lease is signed another one month rent amount is payable to landlord. Then escrow is released to be paid 75% to Listing Brokerage and 25% to tenant Brokerage.
Data input:
- Fill in Case Processing Sheet at nat22.com and upload listing agreement.
- In Keystone when entering listing under “documents” enter:
- Your one page flier that will also be in the house
- Floorplans, pictures etc. seller may have provided
- Copy of 2nd page of listing agreement with conveyances
- Copy of 3rd page of listing agreement with utilities
