Sales Contract Offer Checklist

Never show a house until your client has a lender pre-approval. I would call Andy and have him call your client. He can approve in 10 minutes and you can then begin searching.

  • Cover Letter (optional) A nice cover letter how much buyer loves this beautiful house.
  • Buyer Agreement (Required and held at our office only)
  • MBH Addendum (to our office only when using MBH)
  • Regional Sales Contract (required)
  • Financing Addendum (required)
  • Property Disclosure (required and supplied by listing agent) Sometimes in documents in MLS listing.
  • Home Inspection addendum. If applicable.
  • Lead based paint disclosure addendum (if prior to 1978)
  • Escrow deposit check made out to National Realty. Just a copy of this is submitted. When it is accepted (ratified) then you turn in the check and all the paperwork with case processing sheet.

After you submit, usually via email, they will either agree or cross off certain things by placing a little initial next to the change. This then becomes a counter. Your client may walk away. Or they may counter it by crossing thru the change and initialing. Or they may agree by just initialing the change and move forward to settlement.
